Service questions

Before you appoint a consultant

Yes. Every service on this page is separately scoped and separately priced. Many clients start with a single package and extend the appointment once the working relationship is established.

Architectural drawings or a sketch layout, plot area and location, intended use, and any investigation already carried out. If none of that exists, a conversation about what you intend to build is enough to produce an indicative proposal.

Our fee covers preparing, lodging and tracking the submission. Authority fees, testing costs and third-party charges are disbursements, listed separately in the proposal and passed through without mark-up.

Every proposal defines what constitutes a variation. Minor development within the agreed scope is absorbed; a change of structural system or a significant layout revision is quoted before we proceed, never invoiced afterwards as a surprise.

Design work typically begins within one to two weeks of appointment. Site supervision requires longer to resource properly. We give a mobilisation date in the proposal and will tell you if current workload means we cannot meet your programme.
